A triple net lease (NNN lease) is a commercial real estate lease in which the tenant pays, in addition to base rent, all three of the major operating expenses for the property: property taxes, insurance, and maintenance costs. This shifts most of the financial responsibility from the landlord to the tenant.

A 1031 exchange is a tax-deferred swap of one investment property for another, allowing the investor to defer paying capital gains taxes under IRS Section 1031.

The tenant is Appreciation Homes, a BBB+ credit-rated company that professionally manages the property, covers all expenses under a triple net lease, and handles all maintenance and repairs.

While the property is leased to Appreciation Homes, they sublease to families who generally stay 1–5 years and continue making net lease payments to you throughout the term, regardless of underlying vacancy.

AHC provides an investor with a 30-year triple net lease, with five 10-year extensions thereafter.

Appreciation Homes provides and manages all property insurance and handles any related claims, ensuring the property owner has no coverage concerns or responsibilities.
